Our roof survey service in ME2

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey the roof space, clay and concrete tiles and flat roofs, and common reasons people get in touch are debris building up in roof valleys and slipped, cracked or missing slates and tiles.

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it usually takes an hour or two on an ordinary house, and longer for a large or complex roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Homes and roofs across ME2

In ME2, our roof surveys work takes in owners, landlords and managing agents, from Rochester, Strood and Rochester Riverside to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In ME2, as elsewhere, exposed details are where damage shows first. In the coastal parts of ME2, the seaward side of a roof takes the most weather, so ridges, verges and flashings there frequently need attention first.

Rochester: Take an older house close to Church of St Nicholas: its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Pentagon Shopping Centre, a roof report helps plan work around trading rather than after a leak.

What affects the price in ME2

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

Before you get in touch, it is useful to have:

  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Why get it checked now?

By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive
  • Which limits apply to the survey

Useful tips for ME2 property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too
  • Stay off ladders and the roof
  • Look for debris in the garden after high winds

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Landlord and commercial surveys in ME2

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Your questions about roof surveys in ME2

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you go up on the roof?

Only when it’s safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

How long will you be at the property?

Allow an hour or two for most houses, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a written report with photos and recommendations.
