Roof survey in ME6: how it works

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. Common reasons to book are ponding, splits or blisters on flat roofs and slates or tiles that have slipped or broken, across ridges, hips and valleys, flat roofs and the roof space.

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about one to two hours at a typical home, or half a day or so for a commercial building.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How our prices work

Local landmarks in Snodland

Around Snodland, our work takes us to homes and buildings near Snodland CofE Primary School, The Monks Head pub and Church of the New Jerusalem and the streets around them. Other local landmarks include The Holmesdale School (under half a mile south) and Holborough Marshes (0.7 miles north-east). There is a railway station in Snodland itself: Snodland station. Well-known places in the area include Leybourne Castle (1.9 miles south-west) and Medway megaliths (2.8 miles east). Not far away are Burham Down and Blue Bell Hill.

Homes and roofs across ME6

Older homes across ME6 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in ME6 are part of that picture.

Snodland: The streets around a church like Church of the New Jerusalem are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Historic houses like Starkey Castle, about 2.5 miles north, show how far back building around Snodland goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

Landlords, agents and block managers in ME6

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Why get it checked now?

Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.

What to check before booking

  • Are they insured for the work?
  • Their track record with similar roofs
  • Whether the inside of the roof is included
  • Whether the price includes VAT

What a survey does not cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)

Common roof problems in ME6

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

We are frequently asked to look at:

  • Cracked or blistered flat roof coverings
  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft
  • Slates or tiles that have slipped or broken

ME6: your questions answered

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

How much is a survey?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How long will you be at the property?

Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you give a life expectancy for the roof?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
