Gutter survey in Snodland: what you get
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey valley gutters, downpipes and fascias and soffits, and the problems we’re asked to look at most are cracked or loose downpipes and leaves and moss blocking gutters.
Around Snodland, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Gutter surveys in Snodland: local notes
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Starkey Castle about 2.5 miles north, Snodland sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If your home is one of the older ones in the streets near Church of the New Jerusalem, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Snodland CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Snodland station, the gap between tenancies is a good time to have the roof looked at.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a smaller place like Snodland, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it’s shared

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Check for spilling water in a downpour
- Ask for valleys and parapet gutters to be cleared too
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.
How the survey changes by roof type
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
What happens if roof problems are left?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. On a bungalow or cottage around Snodland, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits

Snodland questions
Do you survey roofs for landlords with property near Snodland station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Snodland listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How fast do I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
What does a gutter survey cost?
