Common roof problems in New Hythe

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

Look out for signs like these:

  • Joints that drip after rain
  • Gutters full of debris and silt
  • Rotten fascias or stained soffits
  • Gutters that have fallen out of line

If you own a rental within reach of New Hythe station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Will the report include photos?
  • Their insurance cover
  • What the survey will not cover
  • Whether you can ask questions once you have the report

What a good roof survey covers

How a gutter survey works in New Hythe

We carry out gutter surveys in New Hythe as part of our cover across London and South East England. On the day, we inspect what can be seen safely from the ground, windows, the roof space and the roof where it’s safe. A visit typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. Afterwards, you get a written report with photos and recommendations. If you’re worried about leaves and moss blocking gutters and gutters overflowing in heavy rain, a survey will tell you what’s going on.

In a village or hamlet like New Hythe, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

What a gutter survey looks like in New Hythe

Historic houses such as Starkey Castle, about 3.7 miles north, show how far back building in the area around New Hythe goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark like Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Brookfield Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

New Hythe: your questions answered

Is my home in New Hythe listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near New Hythe station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or send us an email.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere like New Hythe needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • If it isn’t your property yet, arrange access through the agent

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look for downpipes coming loose
  • Watch ceilings under valley gutters for fresh marks
  • Leave gutter checks at height to someone equipped for it
  • Watch for green marks down the brickwork

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.
