Gutter surveys in Forstal

What we are asked to look at in Forstal

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Here are some of the things we see frequently:

  • Gutters packed with leaves or moss
  • Leaks at the gutter joints
  • Fascia boards damaged by overflowing water
  • Overflowing valley or parapet gutters

For site and facilities teams at buildings such as St Peter's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Gutter surveys for homes and businesses in Forstal

We survey gutters and rainwater systems in Forstal and right across London and South East England. On the day, we inspect everything that’s safely in view from the ground, windows, the loft space and the roof where it’s safe. Time on site normally takes about 1–2 hours at a typical home, or half a day or so for a commercial building. The written report follows, with photos and recommendations. We survey fascias and soffits, downpipes and outlets and hoppers, and common reasons people get in touch are cracked or loose downpipes and brackets that have dropped or snapped.

In a small place like Forstal, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Your questions about gutter surveys in Forstal

Is Forstal within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Forstal listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What do I do with the report?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

What happens if roof problems are left?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Where a roof is exposed, as many are in small places like Forstal, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

How the survey works

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Forstal, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Book gutter clearing once a year, more often near trees
  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain
  • Do not leave hidden gutters out of a clear-out

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Gutter surveys in Forstal: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Starkey Castle about 4.4 miles north, Forstal sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Tyland Barn shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Aylesford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Forstal is about 3 miles north-west of Maidstone, in Kent. In Forstal, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Forstal and the places around it.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.
