Gutter surveys for homes and businesses in Burham

We survey gutters and rainwater systems in Burham and right across London and the South East. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it is safe. A visit typically takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed overflowing valley or parapet gutters and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Burham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. The survey typically takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Burham, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand

What a gutter survey looks like in Burham

Historic houses such as Starkey Castle, about 2.4 miles north, show how far back building in the area around Burham goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Burham Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Burham is about 3 miles south-west of Chatham, in Medway. In Burham, as across Medway, every roof gets the same careful survey. Our area takes in places right across Medway, from the larger towns to small villages.

We survey roofs across the ME1 postcode area for gutter surveys and the streets around it. That includes homes and businesses on New Road, St Mary's Walk and Brisley's Row and the roads around them. Neighbouring places we cover for gutter surveys include Scarborough (1 mile north-west), Eccles (1 mile south), Peters Village (1 mile north-west), Holborough (2 miles west) and Wouldham (2 miles north-west). Further out, we also cover Gillingham (5 miles north-east), Chatham (3 miles north-east), Rochester (4 miles north), Rainham (6 miles east), Strood (4 miles north) and Luton (4 miles north-east).

What we’re asked to look at in Burham

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

It’s worth booking a survey if you’ve seen:

  • Gutters packed with leaves or moss
  • Leaks at the gutter joints
  • Hoppers and outlets full of debris
  • Sagging gutters and loose brackets

If you own a rental within reach of Snodland station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • What experience they bring
  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photographs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check that downpipes are firmly fixed to the wall
  • Check for spilling water in a downpour
  • Note any damp stains below the gutters
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. For an older or listed building in a place like Burham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Burham questions

Will you come out to Burham?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Snodland station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

What does a gutter survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Roof by roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
