Rainham: your questions answered

How do I find out if my home in Rainham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Rainham (Kent) station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

Is there a good time of year to book a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What’s in the survey report?

A written report with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Gutter surveys for homes and businesses in Rainham

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, downpipes and eaves gutters, and people most often book us about blocked outlets and hoppers and water backing up from a hidden gutter.

Rainham mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at most homes, and longer for a large or complex roof. For a home in Rainham, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch
  • Point out any leaks or damp patches

How we price gutter surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Some details help us point you to the right survey and price. When you contact us, it helps to mention:

  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • The address and postcode of the property

A quick phone call is typically the easiest start: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Why act early in Rainham

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Around Rainham, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for the job before you book.

What you get with us

  • Thermal imaging and drone inspection where they help
  • Prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition

Rainham homes and their roofs

The coast is about 3 miles or less from Rainham, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Restoration House, about 4.8 miles north-west, is one of the historic houses in the wider area around Rainham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building such as St Margaret's Church of England Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Rainham (Kent) station, the gap between tenancies is a good time to have the roof looked at. Living close to Foxburrow Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
