Gutter surveys for homes and businesses in Moor Street

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We are often asked to look into downpipes that are split or coming away and gutters that have fallen out of line, on valley gutters, fascias and soffits and downpipes.

In a small place like Moor Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Roof by roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Somewhere as small as Moor Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller

Advice

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • What’s hidden inside a downpipe
  • Parts of gutters that can’t be seen safely
  • The inside of buried drains

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

Roofs we survey in Moor Street

  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers

What we’re asked to look at in Moor Street

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

A survey makes sense if you’ve noticed:

  • Soffits marked by water
  • Downpipes that are split or coming away
  • Brackets that have dropped or snapped
  • Joints that drip after rain

If you own a rental within reach of Rainham (Kent) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Which viewpoints they use to see the roof
  • How long the report takes to arrive
  • What happens after the report arrives

What a good roof survey covers

Moor Street homes and their roofs

Moor Street is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For site and facilities teams at buildings like Leigh Academy Rainham, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Margaret: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Get trees that overhang the gutters trimmed
  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing

You receive a photo-illustrated written report and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Questions from Moor Street

Will you come out to Moor Street?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Rainham (Kent) station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

How do I arrange a gutter survey in Moor Street?

It is easiest to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

How long does a gutter survey take?

It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Around Moor Street, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
