Gutter survey in Luton: what you get
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about gutters that have fallen out of line and leaves and moss blocking gutters, we can find out what’s behind it, on eaves gutters, parapet and box gutters and fascias and soffits alike.
Trees around homes in smaller places like Luton drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Gutter surveys around Luton
Luton lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Luton Infant & Nursery School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Historic houses like Restoration House, about 1.8 miles north-west, show how far back building around Luton goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you let a flat or house near Chatham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Luton is about 1 mile north of Chatham, in Medway. Luton gets the same service as everywhere else we work: a careful inspection, photos and a written report. Luton is one of the places in Medway we cover. There is also a page for Maidstone.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Some parts of a survey depend on the weather, so a visit to Luton is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Let us know about parking near the property
- Leave a clear route to the loft
Arrange a survey
Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
Advice
What else we do in Luton
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from every safe vantage point
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.
What we check
- Fascias and soffits
- Valley gutters
- Eaves gutters
- Parapet and box gutters
- Outlets and hoppers
- Downpipes
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Your questions about gutter surveys in Luton
I let a flat near Chatham station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Will you come out to Luton?
Yes, Luton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
Will you go up on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does the report include photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Tips from our surveys
From years of surveys, a few habits stand out:
- Look for new stains on ceilings below valleys after rain
- Keep climbers away from the eaves
- Watch the gutters during heavy rain
- Don’t climb a ladder to look in the gutters
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
Prices for gutter surveys in Luton
All our prices include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- House, block, shop or office
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to tell us when you get in touch
A little information up front helps. Please include:
- The reason for the survey, such as buying, a leak or storm damage
- Access details, like a loft hatch or a shared roof
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.
