Chimney surveys for homes and businesses in Luton
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey shared and party-wall stacks, chimney breasts and lead flashings, and people most often book us about worn or missing pointing and staining on walls around the chimney.
Around Luton, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When to book a survey in Luton
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.
Problems we come across frequently include:
- Damp patches on chimney breasts
- Redundant stacks capped without ventilation
- Worn or missing pointing
- Gaps in the mortar around the pots
Living close to Gillingham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

- Whether VAT is in the quoted price
- What the report includes, and whether it has photographs
Rented homes, blocks and businesses
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
What we can’t see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Conditions inside walls
- Gas safety checks, which need a Gas Safe registered engineer
- The inside of the flue, which needs a sweep or flue specialist
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. What our survey covers.

- Brick chimney stacks
- Chimney pots and cowls
- Chimney breasts
- Shared and party-wall stacks
- Flaunching
The survey, step by step
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a house, as part of a look at the roof around the stack. In a smaller place like Luton, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Leave side gates unlocked
- Tell us about parking before the day
- Make a note of anything you’d like us to look at
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Your questions about chimney surveys in Luton
Does a conservation area affect roof work in Luton?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you come out to Luton?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
My chimney looks like it’s leaning. What should I do?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
What affects the price in Luton
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
A little information up front helps. It’s useful to include:
- Pictures from the garden or a window, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- File photos of the stacks with your home records
- Check your stacks from the ground after strong winds
- Have the flue swept and checked if you use the fire
- Make sure unused flues are capped with ventilation
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Chimney surveys around Luton
Luton is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Saint Paul with All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Chatham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Luton is about 1 mile north of Chatham, in Medway. In Luton, as across Medway, every roof gets the same careful survey. Luton is one of the towns and villages in Medway we cover. Maidstone is in our area too.
We work across the ME4, ME5 and ME7 postcode area for chimney surveys. Local streets include Mill Lane, Luton Road and Maida Road.
