Our roof survey service in ME4

We survey roofs in ME4 and across London and the South East. Visits run seven days a week. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. Typical surveys look at ridge tiles that have lifted or moved and debris building up in roof valleys, on lead flashings, chimney stacks and clay and concrete tiles.

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Near you in Luton

In Luton, that means homes and buildings near Saint Paul with All Saints, Gillingham Park and Luton Infant & Nursery School and the streets around them. Also close by are The Magpie Tavern (within half a mile north), St Michael the Archangel Church (1 mile north-west), Hospital and Medical Tuition Service (0.7 miles north-east) and The Victory Academy (under half a mile south-west). The closest station to Luton is Chatham station, about 1 mile north-west of the centre. Other landmarks nearby include Medway Maritime Hospital (0.7 miles north) and Rochester Castle (2.1 miles north-west). The countryside around Luton includes Ranscombe Farm and Blue Bell Hill.

Roofs, chimneys and gutters across ME4

Across ME4, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in ME4 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. In the coastal parts of ME4, the seaward side of a roof takes the most weather, and that’s where ridges, verges and flashings normally show it first.

Luton: If you own a rental within reach of Chatham station, the gap between tenancies is a good time to have the roof looked at. Restoration House, about 1.8 miles north-west, is one of the historic houses in the wider area around Luton. On a period home nearby, the survey separates sound original work from tired later repairs.

What we are asked to look at in ME4

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

Signs worth acting on include:

  • Flashings that have come away from the wall
  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Loose chimney pots

What affects the price in ME4

We confirm the price for your survey before you book. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • House, block, shop or office

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

These details help when you contact us:

  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

What a survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the building (that’s a RICS home survey)

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Any of our surveys can be booked by landlords, agents and building managers in ME4. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Questions from ME4

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a written report with photos and recommendations.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Do you work in ME4?

Yes. Our area covers London and South East England, and that includes ME4.

How do I arrange a roof survey in ME4?

It’s easiest to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof. Surveys run on weekdays and at weekends.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
