How a drone roof survey works in Luton

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. Typical surveys look at cracked slates and tiles out of sight from below and moss and weeds taking hold up top, on large and complex roofs, flat roofs on upper floors and chimney stacks.

In smaller places like Luton, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit to Luton is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flights in a restricted zone without permission
  • Close-up photos of next door’s property
  • A flight on a day when the weather isn’t safe

What we check

  • Fragile roofs
  • Large and complex roofs
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks

Useful tips for Luton property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • A word with neighbours beforehand helps
  • Allow time for permission if you are in a flight restriction zone
  • Expect us to rearrange if it is too windy or wet
  • Tell us the exact address when you book

The Premium Survey includes an in-person consultation to talk through the photos and findings. You can ask about anything that is not clear.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, and early repairs keep water out.

What happens if roof problems are left?

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Arranging work in a smaller place like Luton is easier with notice than in an emergency. A survey gives you that notice.

Drone roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Signs you need a drone roof survey in Luton

Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

A survey can pick up problems such as:

  • Cracked slates and tiles out of sight from below
  • Outlets choked with leaves and silt
  • Standing water on a flat roof
  • Ridge and hip pieces working loose

If you run a business near Pentagon Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • Whether the price includes VAT
  • What insurance they carry
  • Whether the loft space is looked at, where there is one
  • What exactly goes into their report

Drone roof surveys around Luton

Luton is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Rochester Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight.

For site and facilities teams at buildings such as Luton Infant & Nursery School, thermal images can show where wet insulation sits under a big flat roof. If your home is one of the older ones in the streets near Saint Paul with All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Common questions in Luton

Can you fly a drone over a roof in Luton?

That depends on where the roof is and on the weather. Luton is about 2 miles from Rochester Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Luton?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see each point for yourself.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
