How a drone roof survey works in Capstone
They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They’re useful where walking on the roof could damage it or isn’t safe. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. If you’ve noticed debris building up in hidden gutters and cracked slates and tiles out of sight from below, we can find out what’s behind it.
Older buildings in small places like Capstone may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Different roofs, different checks
Flat roofs on tall buildings
The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.
Valleys and parapet gutters
When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Drone roof surveys around Capstone
Capstone is within about 3 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Rochester Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight.
Restoration House lies about 3.1 miles north-west, so building around Capstone goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. Take a building like Hempstead Infant School: a drone or thermal camera can show a large roof in a single visit. For businesses in and around places like Pentagon Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.
Capstone is about 1 mile south-west of Gillingham, in Medway. In Capstone, as across Medway, every roof gets the same careful survey. Capstone is one of the places in Medway where we work. You can also see our page for Maidstone.
Surveys in ME7 work the same way as everywhere else we cover. Neighbouring places we cover for drone roof surveys include Darland (1 mile north), Hale (1 mile north-west), Hempstead (1 mile south-east), Gillingham (1 mile north-east) and Chatham (1 mile west). We also work in nearby towns like Rochester (4 miles north-west), Strood (4 miles north-west), Hoo St Werburgh (5 miles north), Rochester Riverside (3 miles north-west), Peters Village (4 miles west) and Brompton (3 miles north-west).

Locally, jobs take us to homes and businesses close to Chatham Grammar School for Girls, The Star pub and The Robert Napier School and the streets around them. Capstone’s nearest station is Gillingham (Kent) station, about 2 miles north. Well-known places in the area include Medway Maritime Hospital (1.7 miles north-west) and Pentagon Shopping Centre (2.3 miles north-west). The countryside around Capstone includes Burham Down and Blue Bell Hill.
How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours at a house, including the airspace and weather checks before take-off. Older rural homes like those around Capstone can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start by checking the airspace and any restrictions at your address.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- You receive a written report with photos and recommendations.

Related advice
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Expect us to rearrange if it’s too windy or wet
- Book early if you’re near an airport
- Make sure the loft can be reached
- Tell next door if the drone will be near their property
You get an in-person consultation with the Premium Survey to talk through the photos and findings. It’s a chance to ask about anything in the report.
Keep the loft space ventilated. Poor airflow lets condensation build up. Keep insulation clear of the eaves.
Capstone questions
Are there drone restrictions around Capstone?
Typically it comes down to two things: the airspace at the address and the weather. Capstone is about 3 miles from Rochester Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying.
Is Capstone within the area you cover?
Yes, Capstone is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Can you survey at the weekend?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.
What happens if roof problems are left?
Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How we price drone roof surveys
Not every roof costs the same to survey, and it comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any photos you have, taken from ground level or a window
- The type of building and roof, such as pitched or flat
- Access details, like a loft hatch or a shared roof
- Dates you are working to, such as exchange
Once you know what you need, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
