Surveys for landlords and agents in Rainham
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
How a drone roof survey works in Rainham
We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it isn’t safe. If you are worried about chimney tops in poor condition and hidden gutters full of leaves, we can find out what’s behind it.
In older houses around Rainham, loft insulation can be thin, patchy or missing in places. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter, while drone photos show the outside of the same roof. Results depend on conditions, so the timing of the visit matters.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we’re asked to look at in Rainham
Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Problems in those places frequently go unseen until they leak.
Common reasons to book include:
- Chimney tops in poor condition
- Wind damage high on the roof
- Moss and weeds taking hold up top
- Outlets choked with leaves and silt
If you live in an older home near Church of St Margaret, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.
Questions to ask before you book
- What happens after the report arrives
- Their insurance cover
- Whether the inside of the roof is included
- How they plan to inspect the roof safely
Why act early in Rainham
Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there, slope by slope. It’s far easier to plan work when you can see the problem. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
Why book with us
- Covered by professional indemnity and public liability insurance
- Package prices that include VAT
- Drone flown under a CAA Flyer ID and Operator ID
- Photos and a written report every time
What affects the price in Rainham

- House, block, shop or office

- The package you choose: Basic, Standard or Premium
- Height and safe access
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
What to tell us when you get in touch
What helps most when you contact us:
- When you need the report by
- The address and postcode of the property
- Whether there is a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In Rainham, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It’s useful to know about previous repairs, leaks or recent work.
- First comes the address, plus a note of what worries you about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- If you’re buying, let the agent know when we’re coming

Advice
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Rainham: your questions answered
Do you cover Rainham?
Yes. We cover the whole of London and South East England, and Rainham is part of that. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
Is my home in Rainham listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is a drone roof survey a thermal survey?
Our drone takes close-up photographs of the roof. Thermal imaging is a separate check, and it is part of the Premium Survey.
How long does a drone roof survey take?
Expect it to take about one to two hours for most houses; commercial roofs usually need 3–4 hours. Pre-flight checks of the site and the weather are part of that.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
Can a drone see inside my loft?
No. A drone shows the outside surfaces of the roof in close detail, but it cannot see under the coverings. We look in the loft from inside where it’s safe.
Drones, thermal imaging and Rainham roofs
Rainham is within about 3 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Anyone responsible for a site like St Margaret's Church of England Junior School will know that a view from above covers a wide roof far faster than walking it. Restoration House lies about 4.8 miles north-west, so building around Rainham goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.
Rainham is about 2 miles south-east of Gillingham, in Medway. Wherever you are in Rainham, we can carry out drone roof surveys at your property. Our area takes in places right across Medway, from the larger towns to small villages. We also survey roofs in Maidstone.
Surveys in ME8 and ME9 are booked the same way as anywhere else. That includes homes and businesses on Durham Road, London Road and Bloors Lane and the roads around them. If you’re just outside Rainham, we cover Meresborough (1 mile south), Moor Street (1 mile east), Lower Rainham (1 mile north), Hartlip (2 miles south-east) and Lower Hartlip (2 miles south-east). We also work in nearby towns like Chatham (3 miles west), Rochester (5 miles north-west), Strood (6 miles west), Luton (3 miles west), Lordswood (3 miles south-west) and Hoo St Werburgh (5 miles north-west). As one of the bigger places in Medway, Rainham has every kind of building, from houses and flats to offices.
