Drone roof surveys for homes and businesses in Lordswood
Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that cannot be seen from the street. Everything we find goes into a photo-illustrated written report. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. We are frequently asked to look into wind damage high on the roof and worn lead at chimneys and walls, across fragile roofs, large and complex roofs and flat roofs on upper floors.
Around Lordswood, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
We keep jargon out of it: where something needs attention, it says so plainly.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Close-up photos of next door’s property
- A structural engineer’s report
- A flight on a day when the weather isn’t safe
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
What this survey covers
- Valleys and parapet gutters
- Fragile roofs
- Tall and steep roofs
- Flat roofs on upper floors
- Chimney stacks
- Large and complex roofs
Leave it or get it looked at?
With drone photos, everyone can see the same thing. You can show exactly where the problem is. With lower homes, common in places like Lordswood, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Lordswood: your questions answered
Is Lordswood within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Are there drone restrictions around Lordswood?
It depends on the exact address and the weather on the day. Rochester Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in strong wind or a downpour.
What happens next?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Flying and imaging in Lordswood
Lordswood is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Rochester Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight.
Historic houses such as Restoration House, about 3.9 miles north-west, show how far back building around Lordswood goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. For an older house near a landmark such as St David's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Anyone responsible for a site like St Benedict's Catholic Primary School will know that a view from above covers a wide roof far faster than walking it.

How the survey changes by roof type
Steep slate and tile slopes
Old slates and clay tiles can crack underfoot. A drone avoids that, so the survey doesn’t add damage.
Valleys and parapet gutters
A butterfly roof drains to a central valley gutter. It is almost impossible to see from ground level, but a drone shows it clearly.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Be ready to move the date if the weather turns
- Give us the full address so we can check the airspace
- Let us know what you want to see
- Expect a little longer if permission is needed
The Premium Survey includes an in-person consultation to go through what the drone showed. It is a chance to ask about anything in the report.
Keep the roof space ventilated. Condensation in the loft can damage timbers and insulation. Make sure insulation does not block the airflow.
What a survey costs
Not every roof costs the same to survey, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- How many separate roofs there are, such as extensions, dormers and garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
What we need to know
What helps most when you contact us:
- Where the property is, with the postcode
- What kind of property and roof it is
- Where water is showing inside, if it is
- How the loft is reached, if there is one
We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or email us.
How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours at a house, including the airspace and weather checks before take-off. Being in a smaller place like Lordswood doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we are surveying.
- We also look inside the roof space where it is safe.
- The report sets out what we found, with photos and recommendations.
How to prepare
- For flats, check roof access has been agreed
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear
