Chimney survey in Peters Village: what you get
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey lead flashings, brick chimney stacks and flaunching, and the problems we are asked to look at most are bricks with flaking faces and gaps where the stack meets the roof.
Around Peters Village, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Tips that help
Most of what helps is simple and safe from ground level. Our suggestions:
- Glance at the stacks from the street now and then
- Photograph damp patches with the date
- Leave close inspection to people with safe access
- Find out whether changes to a stack need permission
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Peters Village questions
Can a landlord with a rental near Snodland station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Peters Village?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How long is the visit?
Time on site depends on the roof; most visits take about one to two hours for a house, and longer for a large or complex roof. The report is sent afterwards by email.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is a leaning chimney dangerous?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
What will the report tell me?
A written report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Peters Village, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Gather any invoices or paperwork from past roof work
- If you are buying, let the agent know when we are coming
- Have any questions written down, so nothing gets missed

Advice
What a chimney survey looks like in Peters Village
With Starkey Castle about 1.5 miles north, Peters Village sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Snodland station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Pentagon Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why get it checked now?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. With lower homes, common in places like Peters Village, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

How the survey changes by roof type
Rendered stacks
We cannot see the bricks behind render without it being opened up, so the report says what can and can’t be judged.
Flaunching
The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.
When to book a survey in Peters Village
Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.
Signs worth acting on include:
- Cracked or missing flaunching
- Lifted or split lead flashings
- Redundant stacks capped without ventilation
- Damaged chimney pots and cowls
Trees in and around Holborough Marshes shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

When you need someone else
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Whether the flue is safe to use
- Areas we cannot view from safe positions
- Whether a stack needs rebuilding on structural grounds
