Roof survey in Peters Village

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We’re frequently asked to look into leaking gutter joints and downpipes and standing water on a flat roof, on natural slate, clay and concrete tiles and lead flashings.

Houses in smaller places like Peters Village can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings

Do you need a roof survey in Peters Village?

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

Here are some of the things we see frequently:

  • Loose chimney pots
  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys

For site and facilities teams at buildings such as Halling Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Whether you get a written report with photos
  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey
  • How they plan to inspect the roof safely

What’s in a roof survey

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. For a survey in Peters Village, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the building owner or managing agent
  • Check we can get to the back of the property

How to book

Your questions about roof surveys in Peters Village

I let a flat near Snodland station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you fly a drone over a roof in Peters Village?

Normally it comes down to two things: the airspace at the address and the weather. Peters Village is about 2 miles from Rochester Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

How much is a survey?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Will you check the loft?

Typically, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you cover Peters Village?

Yes. Peters Village is part of the area we cover, and the service is the same as everywhere else we work.

Roofs, chimneys and gutters in Peters Village

With Starkey Castle about 1.5 miles north, Peters Village sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Peters Village is about 2 miles from Rochester Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

Living close to Holborough Marshes is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Useful tips for Peters Village property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Look for debris in the garden after high winds
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand
  • Don’t climb onto the roof yourself

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
