What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How big the roof is

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

What we need to know

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.

Roof survey in Halling

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at leaning or weathered chimney stacks and gutters that overflow in heavy rain, on chimney stacks, the roof space and flat roofs.

Older buildings in small places like Halling may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.

What we look at

  • Clay and concrete tiles
  • Flat roofs
  • The roof space
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • Ridges, hips and valleys

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Questions from Halling

Is Halling within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you survey roofs for landlords with property near Halling station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

How long does the visit take?

Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Halling, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Check pets are kept safely away
  • Find any records of previous roof work
  • Agree roof access with the managing agent if it’s shared

Advice

Local roofs in Halling

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Halling is about 3 miles from Rochester Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Halling Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Holborough Marshes shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Halling station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Halling is about 3 miles south-west of Rochester, in Medway. Roofs in Halling get the same thorough look as anywhere else in Medway. We cover towns and villages across Medway, large and small. There’s also a page for Maidstone.

What happens if roof problems are left?

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. For older village homes like those around Halling, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Practical tips

Small things make a difference. Some pointers:

  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof
  • Include dormers, porches and garages when booking

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
