Gutter survey in Hale: what you get
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. We survey downpipes, outlets and hoppers and parapet and box gutters, and people most often book us about overflowing valley or parapet gutters and leaking or loose downpipes.
In a small place like Hale, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Local roofs in Hale
Hale is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Kingfisher Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Darland Banks is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What happens if roof problems are left?
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. Older and listed buildings around Hale may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Your questions about gutter surveys in Hale
Does being near the coast affect roofs in Hale?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you survey roofs for landlords with property near Gillingham (Kent) station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Do you cover Hale?
Yes. We survey roofs in Hale and the rest of Medway. For a price, ring 07833 053749 or drop us an email.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.
What else we do in Hale
Honest limits
To be straight with you, a roof survey has limits:
- What’s behind fascias and inside walls
- What’s hidden inside a downpipe
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
Roof types and parts we check
- Valley gutters
- Outlets and hoppers
- Parapet and box gutters
- Fascias and soffits
- Downpipes
- Eaves gutters
Before and after the survey
Here are a few things we’d tell any owner:
- Make sure downpipe clips are holding
- Watch the gutters during heavy rain
- Book gutter clearing once a year, more often near trees
- Check the loft with care after heavy rain
You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.
Checking the roof from ground level
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Hale can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent
- If you are buying, let the agent know when we’re coming
