What a survey costs

We confirm the price for your survey before you book. These are the things that affect it:

  • The height of the building and how the roof can safely be seen
  • Roof area
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Gutter survey in Scarborough: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so. The next step is suggested too. We survey parapet and box gutters, fascias and soffits and valley gutters, and the problems we are asked to look at most are gutters that have fallen out of line and soffits marked by water.

Somewhere as small as Scarborough, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for downpipes coming loose
  • Do not climb a ladder to look in the gutters
  • Note any damp stains below the gutters
  • Keep climbers away from the eaves

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Roofs, chimneys and gutters in Scarborough

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 1.7 miles north lies Starkey Castle, a reminder of how long the area around Scarborough has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Living close to Holborough Marshes is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you look after a building such as Burham Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why get it checked now?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a small place like Scarborough, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours for a house, or half a day or so for a commercial building. Somewhere like Scarborough needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

Scarborough questions

Is Scarborough within the area you cover?

Yes. Scarborough is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Snodland station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or send us an email.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Common roof problems in Scarborough

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

Most people get in touch when they’ve noticed one of these:

  • Fascia boards damaged by overflowing water
  • Cracked or loose downpipes
  • Water spilling over the gutter edge
  • Brackets that have dropped or snapped

For an older house near a landmark like St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
