About our gutter survey in Larkfield
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed fascia boards damaged by overflowing water and choked outlets or hopper heads, we can find out what’s behind it, on eaves gutters, parapet and box gutters and fascias and soffits alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers what can be seen safely and records it with photos. Older and listed buildings around Larkfield may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Older roofs in small places like Larkfield can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The roof space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Before we arrive
- For flats, check roof access has been agreed

Advice
How we price gutter surveys
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
We will usually ask about:
- The reason for the survey, like buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or email us.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
What we’re asked to look at in Larkfield
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
We are often asked to look at:
- Choked outlets or hopper heads
- Dripping or leaking gutter joints
- Brackets that have dropped or snapped
- Water backing up from a hidden gutter
If you live near a park such as Leybourne Lakes Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

FAQs for Larkfield
Is Larkfield within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Larkfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see each point for yourself.
What’s the best way to book?
The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll point you to the right survey. We survey on weekdays and at weekends.
How much time does the visit need?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Roofs, chimneys and gutters in Larkfield
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Starkey Castle, about 4.3 miles north, is one of the historic houses in the wider area around Larkfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Brookfield Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near New Hythe station, the gap between tenancies is a good time to have the roof looked at.

Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Have overhanging branches cut back
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
- Do not climb a ladder to look in the gutters
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Have your gutters cleared at least once a year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.
