Flat Roof Survey in Larkfield
Find out the condition of the flat roof at your property in Larkfield from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Dips that suggest the deck is deflecting
- Blisters and bubbles in the covering
- Standing water left after rain
Flat roof survey in Larkfield: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are blisters and bubbles in the covering and outlets that hold water back.
Somewhere as small as Larkfield, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Larkfield
Will you come out to Larkfield?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Larkfield listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or drop us an email with the address.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Can you test old roof sheets for asbestos?
We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What affects the price in Larkfield
To price your survey, we check:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
We will normally ask about:
- Access details, like a loft hatch or a shared roof
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- The style of property, from a terrace to a block
We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or drop us an email.

The survey, step by step
We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Larkfield can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- If you are buying, let the agent know when we’re coming
- For flats, make sure roof access has been agreed
Booking a survey
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Roof by roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. For older village homes like those around Larkfield, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
What you get with us
- More than 5,000 surveys completed
- Independent findings on the roof’s condition
- Thermal imaging and drones used where they help
- CAA-registered drone operator (Flyer ID and Operator ID)
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Flat roof surveys around Larkfield
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses like Starkey Castle, about 4.3 miles north, show how far back building in the area around Larkfield goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you look after a shop, office or commercial unit, for example near Fremlin Walk, flat roofs over shops and units are easy to forget until water comes through a ceiling. For landlords with property near New Hythe station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Brookfield Junior School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we don’t walk on
- What’s under the membrane without opening it up
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.
