Flat roof survey in Birling: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about blocked or damaged outlets and cracked or split membrane, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Birling, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Your questions about flat roof surveys in Birling

Is Birling in the area you cover?

Yes, Birling is one of the places we work. The survey and report are the same in Birling as anywhere else.

How do I find out if my home in Birling is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Leave it or get it looked at?

If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Birling, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

What a flat roof survey looks like in Birling

Starkey Castle, about 3.9 miles north-east, is one of the historic houses in the wider area around Birling. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take a building like Ryarsh Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of All Saints: flat-roofed rear additions and dormers added over the years are worth checking.

What happens on the day

Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Birling needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

Do you need a flat roof survey in Birling?

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Most people get in touch when they’ve noticed something like this:

  • Failed seals around rooflight kerbs
  • Dips that suggest the deck is deflecting
  • Damaged trims at the roof edge
  • Pools of water lying on the roof

Landlords with a home close to West Malling station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

A little information up front helps. Please include:

  • Anything about access we should know
  • Any deadline, like an exchange date
  • The kind of building and roof involved
  • What’s prompted the survey

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Different roofs, different checks

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
