New Hythe Flat Roof Survey
Flat roof surveys across New Hythe, with over 20 years’ experience behind it. You get a clear report with photographs.
- Failed upstands where the roof meets a wall
- Leaks around rooflights
- Signs of deflection in the roof deck
When to book a survey in New Hythe
A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
It’s worth booking a survey if you’ve seen:
- Gaps at upstands and abutments
- Ponding water that doesn’t drain away
- Water getting in at rooflights
- A sagging deck under the covering
Take an older house close to Church of the Holy Trinity: the flat roofs on later extensions tend to wear out long before the main roof.

Flat roof surveys for homes and businesses in New Hythe
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you are worried about outlets choked with leaves and silt and failed seals around rooflight kerbs, a survey will tell you what’s going on, on EPDM rubber, GRP fibreglass and single-ply membranes alike.
Older buildings in small places like New Hythe may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Flat and commercial roofs around New Hythe
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses like Starkey Castle, about 3.7 miles north, show how far back building in the area around New Hythe goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you look after a building like Brookfield Junior School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of New Hythe station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
New Hythe is about 4 miles north-west of Maidstone, in Kent. Roofs in New Hythe get the same thorough look as anywhere else in Kent. New Hythe is one of the places in Kent we cover for flat roof surveys.

Questions from New Hythe
How do I find out if my home in New Hythe is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in New Hythe?
Yes, New Hythe is one of the places we work. The survey and report are the same in New Hythe as anywhere else.
Will this cover the whole house?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How long will you be at the property?
Time on site depends on the roof, but most surveys take an hour or two on an ordinary house, and about three to four hours for a commercial roof. The report is sent afterwards by email.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
How many years has my flat roof got left?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
- Testing older roof sheets for asbestos
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
Roof types and parts we check
- Upstands and outlets
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
- Single-ply membranes
- Felt flat roofs
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like New Hythe, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Keep pets out of the way during the survey
- Jot down any questions you want answered
- Leave a clear route to the loft

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep outlets clear of leaves and moss
- Never stand on rooflights or fragile sheeting
- Note the date and type of any roof work
- Book a survey every few years
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
