About our thermal roof survey in New Hythe

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. We are often asked to look into damp patches with no obvious cause and damp around roof outlets and upstands, across commercial roofs, pitched roof slopes and loft conversions.

Somewhere as small as New Hythe, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Before and after the survey

From years of surveys, a few habits stand out:

  • Leave the roof to people with safe access
  • Use the report as a baseline for later checks
  • Take photos of stains as they appear, so we can compare
  • Keep the heating on as usual before a heat loss survey

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether that’s asking for work or discussing the price.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Prices for thermal roof surveys in New Hythe

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The size of the roof

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

What helps most when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Reliable images in rain, strong wind or on a wet roof surface
  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

Drones, thermal imaging and New Hythe roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around New Hythe has a long history of building, with Starkey Castle about 3.7 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as Church of the Holy Trinity, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings like Brookfield Junior School, thermal images can show where wet insulation sits under a big flat roof.

What we are asked to look at in New Hythe

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that is moving quickly.

We are often asked to look at:

  • Water that travels before it shows
  • Heat escaping through the roof
  • Cold spots on ceilings under the roof
  • Moisture around outlets and upstands

For businesses in and around places such as Fremlin Walk, thermal images can show trapped moisture across a wide commercial roof.

What a roof survey includes

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as New Hythe, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

New Hythe: your questions answered

Do you cover New Hythe?

Yes. We work right across London and South East England, and New Hythe is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Is New Hythe within the area you cover?

Yes. New Hythe is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What does a thermal roof survey show?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

How the survey changes by roof type

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
