Lunsford Thermal Roof Survey

Thermal roof surveys across Lunsford, with over 20 years’ experience behind it. Every survey ends with a written report and photos.

  • Water getting in at parapets and stacks
  • Areas of a flat roof that may hold water
  • Damp around roof outlets and upstands

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. If you’ve noticed damp patches with no obvious cause and damp where roofs meet walls and chimneys, we can find out what’s behind it, whatever the roof.

Places like Lunsford can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Do not switch the heating off ahead of the visit
  • Check outlets after heavy rain
  • Do not climb onto the roof to look for leaks yourself
  • File the images with your roof records

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

How the survey changes by roof type

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Flying and imaging in Lunsford

With Starkey Castle about 3.8 miles north, Lunsford sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Take an older house close to Church of the Holy Trinity: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Lunsford is about 5 miles north-west of Maidstone, in Kent. Bookings from Lunsford are handled just like any other: get in touch, agree the price and pick a day. Our Kent coverage includes Lunsford.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Lunsford is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Related advice

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What affects the price in Lunsford

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

If you can, have these to hand when you get in touch:

  • Anything about access we should know
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Signs you need a thermal roof survey in Lunsford

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

These are some of the problems a survey can pick up:

  • Water that travels before it shows
  • Possible trapped moisture under a flat roof covering
  • Patches of heat loss across the roof
  • Thin or uneven insulation in the roof

If you look after a building like Lunsford Primary School, a view from above covers a wide roof far faster than walking it.

Questions to ask before you book

  • What they will not be able to tell you
  • Whether the roof space is looked at, where there is one
  • What follow-up you get after the report
  • Which parts of the roof they’ll actually see

Questions from Lunsford

Does a conservation area affect roof work in Lunsford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Lunsford?

Yes. Lunsford is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

What do I do with the report?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.
