Thermal roof survey in Paddlesworth
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are frequently asked to look into leaks far from where the stain appears and damp patches with no obvious cause, on ceilings below the roof, pitched roof slopes and loft conversions.
Some older homes in villages like Paddlesworth are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Confirming water without moisture readings
- Readings unaffected by sun, shade or reflections
- What’s inside walls or under coverings, without opening up
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Pitched roof slopes
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
- Flat roofs
- Commercial roofs
How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. In a hamlet or village like Paddlesworth, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Check the loft hatch can be reached
- If you are buying, let the agent know when we are coming
- Agree roof access with the managing agent if it is shared

Drones, thermal imaging and Paddlesworth roofs
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. With Starkey Castle about 2.8 miles north-east, Paddlesworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St Benedict's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. Take a building like Snodland CofE Primary School: a drone or thermal camera can show a large roof in a single visit.
Paddlesworth is about 4 miles north of Kings Hill, in Kent. Surveys in Paddlesworth work the same way as everywhere we cover: a careful inspection, photos and a written report. What we look for on each type of roof
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Heat the home normally on the days before
- Keep dated photos of any marks on ceilings
- Keep outlets and gutters clear to stop water sitting
- Let us know where and when you’ve seen damp or stains
Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
FAQs for Paddlesworth
How do I find out if my home in Paddlesworth is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Paddlesworth within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
What conditions are best for thermal imaging?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
Will you photograph what you find?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
What insurance do you have?
Our cover is professional indemnity plus public liability.
