Flat roof survey in Sevenoaks, Kent
An experienced roof surveyor for flat roof surveys in Sevenoaks. More than 20 years and over 5,000 surveys across London and the South East.
- Splits and cracks in the covering
- Dips that suggest the deck is deflecting
- Water getting in at rooflights
Practical tips
Most of what helps is simple and safe from ground level. Our suggestions:
- Plan a survey before the covering reaches the end of its usual life
- Check that new brackets or units haven’t damaged the covering
- Never stand on rooflights or fragile sheeting
- Check ceilings under the roof for damp patches
After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
About our flat roof survey in Sevenoaks
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are water getting in at rooflights and ponding water that doesn’t drain away.
Houses around a town like Sevenoaks often have a flat roof somewhere, over an extension, garage, porch or dormer. Older ones are frequently felt, which often lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Water that sits for days after rain is often the first sign a flat roof needs attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- An exact number of years the roof has left
- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we don’t walk on
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What this survey covers
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. The survey usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In Sevenoaks, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers whatever is safely visible from outside, from windows and from the loft space.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building

Advice
Common questions in Sevenoaks
Is there anything to prepare before you come to Sevenoaks?
It is useful to clear access to the loft, and to let us know about leaks, damp patches or recent work. Parking and access details for Sevenoaks help us plan the visit.
Is my home in Sevenoaks listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does the survey cover asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Can you find where water is getting through my flat roof?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
A little information up front helps. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, such as buying, a leak or storm damage
- The address and postcode of the property
Unsure which package suits your roof? It’s easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Flat roof surveys in Sevenoaks: local notes
Knole House, about 1.3 miles south-east, is one of the historic houses in the wider area around Sevenoaks. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Take a building like Sevenoaks Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Sevenoaks station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to St John the Baptist: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
