Flat roof surveys near Riverhead

Flat roof surveys for homes and businesses in Riverhead

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at leaks around rooflights and splits and cracks in the covering, on single-ply membranes, GRP fibreglass and upstands and outlets.

In a smaller place like Riverhead, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Why it is worth a survey now in Riverhead

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Blocked gutters on homes around Riverhead overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID
  • 5,000+ roofs surveyed

Riverhead: your questions answered

Is my home in Riverhead listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Riverhead?

Yes, Riverhead is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or use the contact form with the address.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Have the roof looked at again after a severe storm
  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Flat and commercial roofs around Riverhead

Knole House, about 2 miles south-east, is one of the historic houses in the wider area around Riverhead. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Sevenoaks station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building like Amherst School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Roof by roof

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

When you need someone else

Before booking, it is worth knowing what a survey will not do:

  • A fixed date for when the roof will need replacing
  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we look at

  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. With a bit of garden around a house, as there often is around Riverhead, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Make sure we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day
