Roof leak investigation in Riverhead

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We survey flat roof details, slate and tile slopes and rooflights and dormers, and common reasons people get in touch are damp underlay across a wide area and a leak that comes and goes with the weather.

Around Riverhead, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

To be straight with you, a roof survey has limits:

  • Whether rotten timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • The roof space

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

Roof leak investigation starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • Dates you’re working to, such as exchange
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes between one and two hours for a house, and longer for a large or complex roof. Parking around Riverhead is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

Common questions in Riverhead

Do you cover Riverhead?

Yes, Riverhead is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Riverhead listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you trace a leak in dry weather?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we’ll explain what’s needed.

Different roofs, different checks

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Riverhead roofs and the weather

The wider area around Riverhead has a long history of building, with Knole House about 2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Homes near green spaces like Montreal Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Landlords with a home close to Sevenoaks station may find that a clear finding on where water gets in helps you brief a roofer right away. If your home is one of the older ones in the streets near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Photograph the stain each time it appears
  • Make sure the loft is accessible
  • Let us know if there are tanks or pipes in the loft
  • Mention earlier attempts to fix the leak

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.

Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
