Flat roof surveys for homes and businesses in Bessels Green

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey upstands and outlets, single-ply membranes and felt flat roofs, and common reasons people get in touch are damaged trims at the roof edge and splits and cracks in the covering.

In a village or hamlet like Bessels Green, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Leave it or get it looked at?

Flat roofs cannot normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. For older village homes like those around Bessels Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Why book with us

  • More than 20 years surveying roofs
  • PI and public liability insurance

What affects the price in Bessels Green

A few things affect what a survey costs:

  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • The shape of the roof and its details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, such as exchange

To get a price for flat roof surveys in Bessels Green, ring 07833 053749 or send us an email. The address, the type of property and what you need to know help us price the survey accurately.

What a flat roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A fixed date for when the roof will need replacing

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

Different roofs, different checks

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Bessels Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street
  • Let us know about any leaks, stains or damp patches you know of

Booking a survey

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Flat roofs in Bessels Green

About 2.2 miles south-east lies Knole House, a reminder of how long the area around Bessels Green has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near Sevenoaks station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like Riverhead Infants' School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Chapel of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start.

Common questions in Bessels Green

Do you cover Bessels Green?

Yes. We work right across London and the South East, and Bessels Green is part of that. You can phone 07833 053749 or send us an email with the address and a few details.

Is Bessels Green within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
