Thermal roof survey in Bessels Green: what you get
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We are often asked to look into leaks far from where the stain appears and stains that keep coming back, on commercial roofs, loft conversions and flat roofs.
Villages like Bessels Green often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- File the images with your roof records
- Don’t climb onto the roof to look for leaks yourself
- Move stored items away from the loft hatch
- Let us know where and when you’ve seen damp or stains
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Confirming water without moisture readings
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.
What this survey covers
- Commercial roofs
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
- Ceilings below the roof
- Flat roofs
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
How the survey works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Bessels Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Gather any invoices or paperwork from past roof work
- Keep pets inside or away from the areas we’re looking at
- Check the loft hatch can be reached
How to book
Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.
Advice
Your questions about thermal roof surveys in Bessels Green
How do I find out if my home in Bessels Green is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Bessels Green?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
How do I arrange a thermal roof survey in Bessels Green?
Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Common roof problems in Bessels Green
After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.
Typical things we’re asked to look at include:
- Areas losing heat at the eaves and junctions
- Damp around roof outlets and upstands
- Water that travels before it shows
- Cold areas below the roof
If you look after a building such as Riverhead Infants' School, a view from above covers a wide roof far faster than walking it.
Before booking any roof surveyor
- Whether the loft is part of the inspection
- Whether any drone flown is registered with the CAA
- What experience they bring
- What the survey will not cover

Flying and imaging in Bessels Green
With Knole House about 2.2 miles south-east, Bessels Green sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
The streets around a church like Chapel of the Good Shepherd are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Roof by roof
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.
