Thermal imaging roof survey in Chipstead, Kent
Thermal roof surveys in Chipstead from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Cold areas below the roof
- Moisture around outlets and upstands
- Damp that repairs haven’t cured
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How a thermal roof survey works in Chipstead
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, ceilings below the roof and flat roofs, and the problems we are asked to look at most are damp that repairs haven’t cured and wet insulation beneath the membrane.
Villages like Chipstead often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a village or hamlet like Chipstead, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Gather any invoices or paperwork from past roof work
- Keep pets in another room
- Have any questions written down, so nothing gets missed

Different roofs, different checks
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
Drones, thermal imaging and Chipstead roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 2.8 miles south-east lies Knole House, a reminder of how long the area around Chipstead has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
The streets around a church like Chapel of the Good Shepherd are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Amherst School: big roofs are where photos from the air and thermal images show the most at once.

Your questions about thermal roof surveys in Chipstead
Is my home in Chipstead listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Chipstead?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
Is thermal imaging included in your surveys?
It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Leave it or get it looked at?
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. In a place like Chipstead, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Photograph damp patches with the date
- Use the report as a baseline for later checks
- Keep a record of when stains appear
- Ask us about the forecast if rain is expected
Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
