Local flat roofs in Gravesend

The coast is about 2 miles or less from Gravesend, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. With Cobham College about 2.9 miles south, Gravesend sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near Christ Church Milton, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Whitehill Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Gravesend is about 9 miles north-west of Gillingham, in Kent. Gravesend is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across Kent, from the larger towns to small villages. Maidstone is in our area too.

Here we cover the DA12 and DA11 postcode area for flat roof surveys. How a flat roof survey works in Gravesend

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Typical surveys look at edge trims that have lifted or split and cracked or split membrane, on mastic asphalt, GRP fibreglass and single-ply membranes.

Shops, surgeries, schools and small business units in towns like Gravesend often have flat roofs. They’re easy to forget until water comes through a ceiling tile. A survey, or electronic testing where the membrane suits it, shows what’s going on. Let us know who manages the building so access to the roof can be arranged.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What we check

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In Gravesend, parking is rarely complicated, though it helps to know about driveways or restrictions. We check the roof from ground level and from windows, then from the loft where there’s safe access.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Landlords, agents and block managers in Gravesend

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

Signs you need a flat roof survey in Gravesend

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.

A survey can pick up problems like:

  • Ponding water that doesn’t drain away
  • Gaps at upstands and abutments
  • Blisters and bubbles in the covering
  • Failed seals around rooflight kerbs

For landlords with property near Gravesend station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What a good roof survey covers

Why it’s worth a survey now in Gravesend

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Around Gravesend, water from a roof defect often goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Questions from Gravesend

Do you carry out roof surveys in Gravesend?

We do. Every survey there gets the same written report with photos.

How do I find out if my home in Gravesend is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or send us an email with the address.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.
