FAQs for Singlewell or Ifield
Is my home in Singlewell or Ifield listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Singlewell or Ifield within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Does the survey cover asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.
Is ponding on a flat roof a problem?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
How a flat roof survey works in Singlewell or Ifield
Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you are worried about blistering in felt or asphalt and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.
Somewhere as small as Singlewell or Ifield, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Different roofs, different checks
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.
Prices for flat roof surveys in Singlewell or Ifield
We confirm the price for the job before booking. This is what makes a difference:
- The size of the roof
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you contact us
If you can, have these to hand when you get in touch:
- Dates you are working to, such as exchange
- Where the property is, with the postcode
- Photos of the roof, taken safely from ground level or a window
- Where any leaks, stains or damp patches show inside
We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or send us an email.
Why act early in Singlewell or Ifield
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. In a small place like Singlewell or Ifield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Flat roof surveys around Singlewell or Ifield
Singlewell or Ifield lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. The wider area around Singlewell or Ifield has a long history of building, with Cobham College about 1.8 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Meopham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your house is among the older ones in the streets near Church of St Margaret, the joins between later flat roofs and the old walls are where problems normally start. For site and facilities teams at buildings like Singlewell Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What a flat roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Asbestos testing, which needs a specialist asbestos surveyor
- An exact number of years the roof has left

How it works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Singlewell or Ifield, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- Leave a clear route to the loft
- If you are buying, let the agent know when we’re coming
- Gather any invoices or paperwork from past roof work
