Flat Roof Survey in Northfleet Green
A careful look at the flat roof at your property in Northfleet Green, and put it all in a report with photographs.
- Damaged trims at the roof edge
- Signs of deflection in the roof deck
- Gaps at upstands and abutments
Flat roof survey in Northfleet Green: what you get
A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey GRP fibreglass, mastic asphalt and EPDM rubber, and people most often book us about gaps at upstands and abutments and water getting in at rooflights.
In a small place like Northfleet Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Questions from Northfleet Green
Does a conservation area affect roof work in Northfleet Green?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Northfleet Green within the area you cover?
Yes, Northfleet Green is on our map. Villages and rural addresses get the same survey as a town house.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
How long is the visit?
That depends on the size and shape of the roof; most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Northfleet Green, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
- For a flat or shared roof, check access with the building owner or managing agent

Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Roof by roof
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Surveys for landlords and agents in Northfleet Green
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

What affects the cost of flat roof surveys
We confirm the price for the job before booking. This is what makes a difference:
- The use of thermal imaging or a drone
- How big the roof is
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
To price your survey accurately, we will ask about:
- The type of building and roof, such as pitched or flat
- The address and postcode of the property
- Pictures from the garden or a window, if you have them
- Why you want a survey: buying, a leak, a storm or new work
To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
Flat roof surveys in Northfleet Green: local notes
The coast is about 4 miles or less from Northfleet Green, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 3.2 miles south-east lies Cobham College, a reminder of how long the area around Northfleet Green has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to Church of St Nicholas: flat-roofed rear additions and dormers added over the years are worth checking. Shop and office owners around Bluewater may find that a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building like Painters Ash Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips that help
These tips come from what we see on roofs every week:
- Have the roof looked at again after a severe storm
- Note any new marks on ceilings beneath the roof
- Note where water lies after a downpour
- Note the date and type of any roof work
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
