Chimney survey in Northfleet Green: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We survey flaunching, chimney pots and cowls and chimney breasts, and people most often book us about damp patches on chimney breasts and spalled or crumbling bricks.

In a small place like Northfleet Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Roofs, chimneys and gutters in Northfleet Green

Northfleet Green is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Cobham College lies about 3.2 miles south-east, so building around Northfleet Green goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For site and facilities teams at buildings such as Painters Ash Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from Northfleet Green

Does being near the coast affect roofs in Northfleet Green?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Does a conservation area affect roof work in Northfleet Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How much does a chimney survey cost in Northfleet Green?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Why act early in Northfleet Green

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. For older village homes like those around Northfleet Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Useful tips for Northfleet Green property owners

From years of surveys, a few habits stand out as worth the effort:

  • Find out whether changes to a stack need permission
  • Keep the report to compare against at the next survey
  • Look at the chimneys with binoculars after a storm
  • Photograph damp patches with the date

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

What a chimney survey does not cover

To be straight with you, a roof survey has limits:

  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Chimney breasts

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Northfleet Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Keep pets in another room
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
