Chimney surveys for homes and businesses in Springhead
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a photo-illustrated written report and what we recommend. We survey flaunching, chimney breasts and brick chimney stacks, and the problems we’re asked to look at most are worn or missing pointing and bricks with flaking faces.
Around Springhead, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Springhead questions
Do you cover smaller places like Springhead?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I let a flat near Ebbsfleet International station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Why is my chimney breast damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Will you check the chimney is safe to use with a fire?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

Surveys for landlords and agents in Springhead
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
How the survey changes by roof type
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report says what can and cannot be judged.
What we can’t see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Hidden sides of a shared stack
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Brick chimney stacks
- Flaunching
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
- Shared and party-wall stacks
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Springhead homes and their roofs
Springhead lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park like Castle Hill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you let a flat or house near Ebbsfleet International station, a dated record of the roof is useful when planning maintenance across a let. Cobham College lies about 4.1 miles south-east, so building around Springhead goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.
Springhead is about 1 mile west of Northfleet, in Kent. Houses, flats, blocks and commercial buildings in Springhead can all book chimney surveys. Our Kent coverage includes Springhead. There’s also a page for Maidstone.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. With a bit of garden around a house, as there frequently is around Springhead, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Before we arrive
- Find any records of previous roof work
- Tell us about any leaks, stains or damp patches you know of
- Let us know about parking before the day
