Landlord roof survey in Springhead

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out seven days a week which can help when arranging access with residents. Typical surveys look at chimney stacks in poor repair and mortar falling from ridges and verges, on gutters and downpipes, rented houses and blocks of flats.

In a smaller place like Springhead, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, it normally takes between one and two hours at a typical home, and longer for a large or complex roof. Parking around Springhead is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Advice

What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether it is a home or a commercial building

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

What to tell us when you contact us

We will usually ask about:

  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

Springhead homes and their roofs

Springhead is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Historic houses such as Cobham College, about 4.1 miles south-east, show how far back building in the area around Springhead goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Painters Ash Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Parish Church of St Botolph: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Ebbsfleet International station, a dated record of the roof is useful when planning maintenance across a let.

What we look for on each type of roof

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches
  • Legal advice on leases or service charges

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Why act early in Springhead

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. In a smaller place like Springhead, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

FAQs for Springhead

Does a conservation area affect roof work in Springhead?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do roofs near the sea, like those around Springhead, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does this replace a RICS building survey?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey and doesn’t replace a structural engineer’s report.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you need access to all the flats?

That depends on the layout. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when booking.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Larger buildings are priced to suit, so ring 07833 053749 or use the contact form for a price.
