A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We are often asked to look into ceiling stains reported by tenants and loose ridge or hip tiles, across rented houses, gutters and downpipes and shared roofs.

In a village or hamlet like Southfleet, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t wait for a leak to survey the roof
  • Ask residents to report damp straight away
  • Arrange flat access ahead of time
  • Ask your managing agent about lease terms

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem usually is.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Which survey package you book

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • Anything about access we should know
  • What made you get in touch
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window

We confirm the exact price before booking, so you know where you stand. Landlord roof survey starts from £150, including VAT. To book, call 07833 053749 or drop us an email.

Why it is worth a survey now in Southfleet

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. Older cottages and farmhouses around Southfleet can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Landlords, agents and block managers in Southfleet

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Landlord roof surveys in Southfleet: local notes

Southfleet is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Sedley's Church of England Voluntary Aided Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for example near Bluewater, a roof report helps plan work around trading rather than after a leak. Cobham College lies about 3.6 miles south-east, so building around Southfleet goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Southfleet needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Tell us about parking before the day
  • Keep pets out of the way during the survey
  • If you’re buying, let the agent know when we’re coming

Advice

Questions from Southfleet

Will you come out to Southfleet?

Yes, Southfleet is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Longfield station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

What’s the best way to book?

Just phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How long will you be at the property?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
