Roof surveys for homes and businesses in Southfleet
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We are often asked to look into ridge tiles that have lifted or moved and valley linings that have cracked or split, on clay and concrete tiles, flat roofs and natural slate.
In a village or hamlet like Southfleet, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Your questions about roof surveys in Southfleet
How do I find out if my home in Southfleet is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is the coastal weather around Southfleet hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
How much is a survey?
Roof survey starts from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or email us.
What affects the price in Southfleet
Prices vary from roof to roof, and it comes down to:
- Whether it’s a home or a commercial building
- The height of the building and how the roof can be seen safely
- Features like valleys, chimneys, dormers and parapets
- Any need for thermal images or a drone flight
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
What helps most when you contact us:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Dates you are working to, like exchange
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.
Leave it or get it looked at?
Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Where a roof is exposed, as many are in small places like Southfleet, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Roof surveys in Southfleet: local notes
Southfleet lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Longfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs. Cobham College lies about 3.6 miles south-east, so building around Southfleet goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the building (that is a RICS home survey)
- Whether the roof structure meets design loads
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Around Southfleet, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches

Advice
Useful tips for Southfleet property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Look for debris in the garden after high winds
- Have details of recent roof work to hand
- Photograph stains when they appear
- Make sure we can open the loft hatch
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
What you can safely check yourself
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
