FAQs for Springhead

Is my home in Springhead listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Springhead?

Yes. Springhead is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials frequently behave differently from dry ones. We confirm what it suggests with moisture readings.

How long is the visit?

It typically takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

How a thermal roof survey works in Springhead

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey commercial roofs, flat roofs and pitched roof slopes, and the problems we’re asked to look at most are wet insulation beneath the membrane and damp that repairs haven’t cured.

Around Springhead, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Common roof problems in Springhead

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.

We’re frequently asked to look at:

  • Ceilings that feel colder in places
  • Damp around chimneys and parapets
  • Leaks that are hard to trace
  • Areas of a flat roof that may hold water

Cobham College, about 4.1 miles south-east, is one of the historic houses in the wider area around Springhead. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

What a good roof survey covers

How we price thermal roof surveys

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, like pitched or flat

Most bookings start with a short call: call 07833 053749 or drop us an email. The price is agreed before a date is set.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for a house, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Springhead is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Do not climb onto the roof to look for leaks yourself
  • Keep the heating on as usual before a heat loss survey
  • Keep the report to compare against after any repair
  • Talk to us about the weather when booking

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.

Drones, thermal imaging and Springhead roofs

The coast is about 3 miles or less from Springhead, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For an older house near a landmark such as Parish Church of St Botolph, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a business near Bluewater, large commercial roofs are frequently easiest to see from above or with a thermal imager.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
