Our roof survey service in DA10
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey the roof space, flat roofs and lead flashings, and people most frequently book us about cracked or blistered flat roof coverings and gutters that overflow in heavy rain.
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for a house, rising to roughly 3–4 hours on a commercial building.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Roof surveys across DA10: local notes
Across DA10, from Swanscombe, Ebbsfleet Valley and Greenhithe outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are normally where the work is.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in DA10 are where it normally shows. DA10 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Ebbsfleet Valley: Anyone responsible for a site like Cherry Orchard Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Bluewater, a roof report helps plan work around trading rather than after a leak.
Signs you need a roof survey
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.
These are some of the problems a survey can pick up:
- Lifted, split or missing lead flashings
- Leaning or weathered chimney stacks
- Loose ridge or hip tiles
- Standing water on a flat roof
What you can safely check yourself
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble.
What to check before booking
- How long they’ve been surveying roofs
- Which parts of the roof they’ll actually see
- Whether the price includes VAT
- What happens after the report arrives
Prices for roof surveys in DA10
A few things affect what a survey costs:
- The height of the building and how the roof can safely be seen
- Which survey package you book
- Chimneys, valleys, parapets and other details
- How big the roof is
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Helping us price your survey
These details help when you get in touch:
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
- The address and postcode of the property
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
- A full building survey of the property
DA10: your questions answered
How do I book a survey in DA10?
The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will recommend the right survey. Surveys run on any day of the week.
Will you climb onto the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you look in the roof space?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
