Landlord roof surveys near Foley Park

Landlord roof survey in Foley Park

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey rented houses, blocks of flats and shared roofs, and people most often book us about flashings that have come away and gutters overflowing onto walls.

In a smaller place like Foley Park, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Responsibility under a lease
  • A full structural assessment of the building
  • Walls, floors and services beyond the roof

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Rented houses
  • Shared roofs

When to book a survey in Foley Park

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

It is worth booking a survey if you’ve seen:

  • Leaking joints at party walls
  • Flashings that have come away
  • Gaps where tiles or slates have slipped
  • Worn ridges, hips and verges

Landlords with a home close to Maidstone East station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What’s in a roof survey

Different roofs, different checks

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.

Common questions in Foley Park

Does a conservation area affect roof work in Foley Park?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Foley Park?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Will you need to get into tenants’ homes?

That depends on the layout. Often we need the loft and certain flats, and you or your agent arrange access. We will confirm what we need when booking.

Can your report tell us who pays for the roof work?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or email us.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Foley Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets in another room

Advice

Useful tips for Foley Park property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Act on high-priority defects quickly
  • Hold on to old reports to compare later
  • Make sure the roof space can be accessed
  • Check your lease or ask a solicitor about who pays

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Landlord roof surveys in Foley Park: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Foley Park has a long history of building, with Stoneacre about 2.9 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Luke are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places such as The Mall Maidstone, a dated report on the roof is useful for planning and for any lease discussions.
