Roof surveys in ME16

Our roof survey service in ME16

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, chimney stacks and flat roofs, and the problems we’re asked to look at most are blocked, sagging or leaking gutters and debris building up in roof valleys.

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at most homes, while a commercial roof takes nearer three to four hours.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Homes and roofs across ME16

Across ME16, from Maidstone, Foley Park and Allington outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in ME16 are part of that picture.

Allington: Shop and office owners around Fremlin Walk may find that a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to St. Nicholas' Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why roofs fail

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Problems we come across frequently include:

  • Worn or blocked valleys
  • Standing water on a flat roof
  • Water stains on rafters and ceiling joists
  • Ridge tiles that have lifted or moved

Roof by roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Let us know about any leaks or stains you’ve seen
  • Watch for slipped slates after bad weather
  • Hold on to the report for future surveys
  • Mention any flat roofs as well as the main roof

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size

All our prices include VAT. Our price is from £150, including VAT. You will know the exact price before you book.

Getting in touch

When you call or email, these details help:

  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • The kind of building and roof involved

We confirm the price for the job before you book, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

ME16: your questions answered

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you give a life expectancy for the roof?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
