About our flat roof survey in Allington

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’re worried about gaps at upstands and abutments and splits and cracks in the covering, we can find out what’s behind it.

Outbuildings, garden rooms and garages in places like Allington often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Height and safe access

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Where the property is, with the postcode

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.

How the survey changes by roof type

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Flat roofs in Allington

About 4.2 miles south-east lies Stoneacre, a reminder of how long the area around Allington has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you run a business near Fremlin Walk, a flat roof over a business is out of sight and out of mind until it leaks. If you own a rental within reach of Barming station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Allington Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What a flat roof survey doesn’t cover

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • The condition of the deck or insulation hidden under the covering
  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

What we look at

  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs
  • Note where water lies after a downpour
  • Keep clear of rooflights and fragile roof sheets

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Allington questions

Is Allington within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you cover Allington?

Yes. We work right across London and South East England, and Allington is part of that. You can ring 07833 053749 or use the contact form with the address and some details.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

How many years has my flat roof got left?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

What happens after the survey?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

How the survey works

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Allington is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the freeholder or managing agent
  • If it isn’t your property yet, arrange access through the agent
