Need a flat roof survey in Fant?

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Fant, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make sure pets are kept safely away
  • Clear the way to the loft hatch

Flat roof survey in Fant: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey felt flat roofs, upstands and outlets and mastic asphalt, and common reasons people get in touch are upstands pulling away from walls and loose or cracked edge trims.

In a smaller place like Fant, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

What a flat roof survey doesn’t cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • What’s under the membrane without opening it up
  • Structural calculations, which need a structural engineer
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.

Flat and commercial roofs around Fant

Historic houses such as Stoneacre, about 3.9 miles east, show how far back building in the area around Fant goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Landlords with a home close to East Farleigh station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Shop and office owners around Fremlin Walk may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. If you live in an older home near Parish Church of St Andrew, the flat roofs on later extensions tend to wear out long before the main roof.
