Fant questions

How do I find out if my home in Fant is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover Fant?

Yes, Fant is one of the places we work. Every survey there gets the same written report with photos.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

How do I book a survey in Fant?

Just ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

How a pre-purchase roof survey works in Fant

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. Typical surveys look at damp timbers or stains in the loft and bitumen or mortar used in place of proper repairs, on chimney stacks, lead flashings and valleys and clay and concrete tiles.

Around Fant, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What affects the price in Fant

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to tell us when you contact us

Before you get in touch, it helps to have:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • When you need the report by

Once you know what you need, call 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.

How the survey changes by roof type

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.

Pre-purchase roof surveys around Fant

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Stoneacre, about 3.9 miles east, is one of the historic houses in the wider area around Fant. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Parish Church of St Andrew, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near East Farleigh station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Landlords, agents and block managers in Fant

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

Why get it checked now?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Homes in smaller places like Fant can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why choose Independent Roof Survey in Fant

  • Every finding written up with photos
  • Prices that include VAT
  • An independent view of the roof
  • Over 20 years’ experience

Take a look at how roof surveys are priced or what we found on two real jobs.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Fant is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches
  • If you are buying, let the agent know when we’re coming
