Pre-purchase roof surveys near Northfleet

About our pre-purchase roof survey in Northfleet

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. If you are worried about gutters choked with leaves and moss and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on.

Northfleet is the kind of town where older houses and newer estates sit side by side. Older houses frequently have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. For a purchase or a new roof in Northfleet, the type of roof decides where the checks focus, from fixings and underlay to ridges and valleys. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

The survey, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for most houses, and about three to four hours for a commercial roof. In Northfleet, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • Keep pets out of the way during the survey
  • If you’re buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Ask who repairs the roof under the lease
  • Ask for any paperwork for recent roof work
  • Let us know your timetable
  • Find out whether the roof has been replaced or patched

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • The size of the roof

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we need to know

To price your survey accurately, we will ask about:

  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • When you need the report by
  • The kind of building and roof involved

Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

FAQs for Northfleet

Do you carry out roof surveys in Northfleet?

Yes, Northfleet is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or drop us an email and let us know about the property.

How do I find out if my home in Northfleet is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long will you be at the property?

On site, it normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

How the survey changes by roof type

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Local roofs and buyers in Northfleet

The coast is about 3 miles or less from Northfleet, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Historic houses such as Cobham College, about 3.7 miles south-east, show how far back building around Northfleet goes. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. For an older house near a landmark like Church of All Saints, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Gravesend station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
