Pre-Purchase Roof Survey in Kent

Wherever you are in Kent, our roof surveyors can carry out pre-purchase roof surveys. Clear prices including VAT, and surveys on weekdays, Saturdays and Sundays.

Pre-Purchase Roof Survey in Kent

Our pre-purchase roof survey service in Kent

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We are often asked to look into gaps where slates or tiles have come loose and loose pots and cracked flaunching, on flat-roofed extensions and dormers, clay and concrete tiles and natural slate.

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for most houses, with bigger or more complicated roofs taking longer.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Prices in Kent

Local landmarks in Maidstone

We work in homes and buildings around Paper Makers Arms, Maidstone Grammar School and St Philip's Church and the streets around them. Nearby too are River Len LNR (within half a mile north-east), South Borough Primary School (within half a mile south) and St Augustine Academy (1.2 miles west). The nearest railway station is Maidstone West station, roughly 0.6 miles north-west. Well-known places in the area include Maidstone Carriage Museum (under half a mile north-west) and Oakwood Hospital (1.8 miles west). For a walk, there is Burham Down and Boxley Hills.

Buying a home or a new roof across Kent

Kent has homes of every age, old and new, and some older buildings are listed or sit in conservation areas. Whether you are buying or checking new roofing work, knowing the roof’s condition before you commit makes sense.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, Kent included. We survey on any day of the week. Coastal parts of Kent can be windy, and a small drone can’t fly safely in high wind or heavy rain. Driving rain and salt air are hard on roofs there too.

Maidstone: Take an older house close to St Philip's Church: the roof may have had decades of patch repairs, and the survey shows where they are. Stoneacre lies about 2.4 miles south-east, so building around Maidstone goes back a long way. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

What a survey costs

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.

What to let us know when you contact us

These details help when you contact us:

  • Your timetable, such as an exchange date
  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.

Roof by roof

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Common roof problems in Kent

Asbestos was banned in UK construction in 1999. It is often found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Look out for signs like these:

  • Patch repairs that may hide an ongoing problem
  • Old water stains in the loft space
  • Gutters choked with leaves and moss
  • Ponding, blisters or splits on a flat roof

What a survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Any of our surveys can be booked by landlords, agents and building managers in Kent. To discuss a property or a block, ring 07833 053749 or send us an email.

Questions from Kent

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

How do I arrange a pre-purchase roof survey in Kent?

It is easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll recommend the right survey. We survey on weekdays, Saturdays and Sundays.
